The day-to-day

What we hear from hosts

Short-term rentals fail at the unglamorous edges — turnover speed, late-night calls, the quirky repair that happens between guests.

  • Guest checks out at 11, next guest checks in at 4, and your usual cleaner can't fit it.
  • Smoke detector starts chirping the night before a guest arrives and you're three hours away.
  • Guest leaves a one-star review for "broken faucet" and you didn't know the faucet was broken.
  • Lockbox code rotation isn't getting done because nobody owns it.
  • Off-season storm, a tree branch through a screen, you're booked solid the next weekend.

How a host retainer actually works

You hand us the keys (or codes), the schedule, and the photo checklist. We become the local team.

  • 01

    Recurring turnovers

Booked to your calendar — Hospitable, OwnerRez, manual. We watch the calendar; you don't.

  • 02

    Photo confirmation each turnover

Before/after photos uploaded to a shared album, time-stamped. Disputes go away.

  • 03

    Same-day emergencies

Plumbing, lockouts, no heat / no AC. Real person on the phone for the SLA list.

  • 04

    Lockbox & smart-lock protocols

Code rotation on a schedule, smart-lock integration, key handoff at our office for backup.

  • 05

    Inventory restock

Soaps, paper goods, coffee, linens. We track what runs out and refill on a schedule.

  • 06

    Off-season caretaking

Walkthroughs, freeze prevention, mail pickup. Properties don't go dark just because the bookings paused.

Common questions

Questions we hear from airbnb hosts.

  • How fast can you do a same-day turnover?

Standard 90 minutes for a 2-bed, 2-bath. Larger homes take longer; we'll quote a flat time after the first walkthrough.

  • Can you handle stocking and restock?

Yes — we keep a checklist per property, restock on a schedule, and bill consumables monthly with the retainer invoice.

  • What about damage — can you assess and bill the guest's deposit?

We document with photos and timestamps so you can pursue the deposit through Airbnb / Vrbo. We don't pursue guests directly; that's yours.

  • Do you work outside the high season?

Yes — we keep retainers active year-round. Off-season we shift more to caretaking, off-season repairs, and updates that are hard to schedule when you're booked solid.
