Step by step

Eight phases of a project.

Small jobs collapse phases (no permitting, no design phase). Big jobs break each one into sub-phases. The shape stays the same.

Walkthrough

We come look. Free, usually 30–45 minutes. We measure, take notes, ask questions, and tell you straight what we'd do.

Written estimate

Itemized estimate within a business day or two. Allowances spelled out. Optional add-ons listed separately so you can see the trade-offs.

Design & selections

For larger projects: cabinet drawings, tile selection, fixture spec. We help you avoid the trap of choosing materials with 16-week lead times.

Permitting

When required, we submit drawings to the township and handle inspections. NJ HIC #13VH09472200, fully licensed and insured.

Build

Demo, rough-in, mechanicals, finish. Weekly progress meetings on long projects, daily photos, daily cleanup.

Punch list & walkthrough

Final walkthrough together. Anything not right gets a punch-list item. Nothing closes out until you're satisfied.

Warranty period

One year of workmanship coverage. We come back for anything we did. Manufacturer warranties pass through to you.

    Plain-English estimates

    Itemized line items, no mystery markups. You see exactly what you're paying for — labor, materials, permits, allowance line items spelled out.

    Start when we said we'd start

    If we promised Monday, we're there Monday. Schedule slips happen on long projects (weather, permits, supply); when they do, you hear it from us first, with a date.

  • 03

    Daily cleanup

    Tools and debris collected at the end of each day. Dumpster on-site for big projects, vacuum and broom for small. Your house stays a house.

  • 04

    Photos of progress

    Daily or weekly progress photos to a shared album. Forwardable to a partner, an architect, an out-of-town family member.

  • 05

    Permits in our name

    When the work calls for a permit, we pull it under our HIC license and shepherd the inspections. You don't talk to the township unless you want to.

  • 06

    Written workmanship warranty

    1-year on workmanship, plus full pass-through of manufacturer warranties. Issue in year one, we come back. Issue in year three, we still come back if it's our work that failed.

What people ask before signing.

  • How much do you charge for an estimate?

    Estimates are free. The walkthrough is free. We pay for our own gas, every time. The only thing we ask is that you're reasonably ready to talk through what you want — vague is okay, indecisive is harder.

  • How long does it take to get on your schedule?

    Depends on the season and the size of the project. Small jobs (a deck repair, a tile patch, a vanity swap) — usually 2–4 weeks. Mid-size remodels — 6–10 weeks. Additions and new builds — design and permitting takes 2–4 months before we can start construction. We'll give you a real start window in the estimate.

  • Do you require a deposit?

    Yes — typically 10–25% to schedule and order long-lead materials. The rest is milestone-based: rough-in complete, finish complete, final. We don't take large deposits and disappear; you can verify our HIC license at any time.

  • What if I have a problem after the warranty period?

    Call us. Most workmanship warranty issues we just come back and fix, period. If it's a manufacturer issue, we'll help you navigate the warranty claim with whoever made the product.

  • Can I see references?

    Yes — we'll connect you with three or four recent clients in your project type, in your area. Most are happy to take a 5-minute call.

  • Are you licensed and insured?

    Yes. NJ Home Improvement Contractor #13VH09472200. General liability + workers' comp. We can email or hand you certs on request.
