  • Can you turn around a pre-list package in under a week?

    Almost always, yes — depends on what's on the list. A paint-and-caulk package, easily. A new vanity that has a 3-week lead time, no — we'll tell you on the walkthrough.

  • Do you do flat-rate pre-list packages?

    Yes — we have standard packages (small / medium / full) with defined scope. We can also itemize line by line for inspection responses where the buyer wants specific items addressed.

  • Can my seller pay you directly at closing?

    Yes. We can hold an invoice for closing or bill the escrow agent. Common arrangement.

  • Do you cover all of South Jersey?

    Atlantic, Cape May, and Cumberland counties — yes, routinely. Outside that footprint, ask; we may travel for repeat realtors.
