Can you turn around a pre-list package in under a week?
Almost always, yes — depends on what's on the list. A paint-and-caulk package, easily. A new vanity that has a 3-week lead time, no — we'll tell you on the walkthrough.

Do you do flat-rate pre-list packages?
Yes — we have standard packages (small / medium / full) with defined scope. We can also itemize line by line for inspection responses where the buyer wants specific items addressed.

Can my seller pay you directly at closing?
Yes. We can hold an invoice for closing or bill the escrow agent. Common arrangement.

Do you cover all of South Jersey?
Atlantic, Cape May, and Cumberland counties — yes, routinely. Outside that footprint, ask; we may travel for repeat realtors.
