  • How is a retainer billed?

    A monthly base for guaranteed response and reporting, plus per-job line items at agreed rates. One invoice at month-end, with photos and notes for each job.

  • How many units do I need to qualify for a retainer?

    No minimum — we have retainers with single-property Airbnb hosts and with managers running 30+ doors. Pricing scales.

  • What happens after hours?

    For emergencies in the SLA — flooding, no heat, lockout — there's a number that gets a real person. Routine after-hours requests roll to next morning.

  • Can you handle work outside the trades you self-perform (roofing, HVAC compressor, electrical panel)?

    Yes — we coordinate with vetted partners and you still call one number, get one invoice. We don't mark up partner work meaningfully; we earn the retainer on coordination.
